Langley-Taylor provides professional advice on residential property. We act for landlords, tenants, claimants, respondents, intermediate landlords, and management companies. Our advice is independent, as we rarely act as selling agents.

The department is headed by Jennifer Ellis, a chartered surveyor that has specialised in residential property throughout her career. She gives expert evidence in courts and tribunals, and has often acted between disputing parties, as arbitrator and independent expert.

Valuations are for enfranchisement, lease extension, rent review, probate, purchase, taxation and other cases where an expert witness is required.

Types of instruction:

  • House enfranchisement: We act for lessees, in the purchase of the freehold interest in their houses, on most of the central London estates and in the Home Counties.
  • Flats enfranchisement: We act for lessees, in the purchase of the freehold interest of all sizes of fats in greater and outer London.
  • Lease extensions for claimants: We advise on, and negotiate the price to be paid for 90 year statutory lease extensions, of flats with varying unexpired terms.
  • Landlords: We advise freeholders on, and negotiate the price to be paid for 90 year statutory lease extensions.
  • Intermediate Landlords: We have developed a specialist technique to maximise the proportion of lease extension premiums payable to intermediate landlords.
  • Dispute resolution: Jennifer Ellis has been appointed to determine disputes on rent reviews, value, the cause of damage, and expiry of a furnished tenancy.
  • Probate: We value properties for probate purposes.
  • Taxation: We agree valuations with the District Valuer for tax purposes.
  • Compensation: We advise acquiring authorities and claimants on compulsory purchase issues.
